THE GOOD
Think of appraisers as a disinterested third-party. Hope is not completely lost if you receive an appraisal below what the contract price is.  When these situations arise, it can be very frustrating for all parties involved and it’ll definitely help you to have a good agent at this point, as the contract is now in danger of falling apart (no loan more often than not means no purchase).
